As someone who lost everything in Harvey.. Keep your important documents where you can grab them quickly.. Find a water and fire proof containet to keep them in. Or if you can afford it, a safety deposit box. Take pictures of everything in your home, everything. Nothing is too insignificant.

Definitely want to make sure you have that flood insurance, homeowners insurance typically won't cover the flood!
 
@HollyO : You are so right! I have a relative that was flooded during Imelda. They owned the house over 20 years and never flooded. No flood insurance, and a few inches of water did over $20,000 in damage. They now have flood insurance! By the way - welcome to the forum - we love getting new friends! @HollyO : Homeowners, HO, won't cover flood. Where people have basements sometimes people buy a back-up coverage but it's very limited.
 
You have to have seperate flood insurance around here

@Bloom : An inch of water is estimated to cost 25k+ in damage in average home in America and that's pre the inflation madness right now.
 
I see some flood invoices right now that are just insane.
 
A quick tip for everyone would be just to walk through your home with your phone on video. Even a 5 minute video could be huge if you need it. If you have the time look at the make, model, serial on appliances and more expensive items as well and show them all.

Here's the tricky part about insurance. No homeowners will not cover water coming into your home that's what your flood insurance covers. Your flood insurance and your homeowners insurance will not cover water that comes through your windows from the wind nor will it cover wind damage. So you have to call Texas fair plan act and get wind damage they cover your windows and doors and things like that and anything that flies in

@Jt88888888 : Homeowners no longer covers wind damage I had to buy a separate wind damage policy from Texas fair plan.

@Jt88888888 : I know I was shocked. I can't believe that homeowners did not cover wind damage. So it's a separate policy now. It's crazy I have 4 insurances on each rental property and then on my home property.

@Sweetie : Yeah in a lot of coastal states you have a public style insurance for areas they can't cover or would be insane otherwise. TWIA in Texas and Citizens in Florida for example. Lawyers in Florida are driving everyone out of business too

Get the flood insurance. We flooded before and the cost of replacing everything is insane. It may not help the trauma of it all, but it does give you the piece of mind.

@Sweetie : Yea, definitely check your coverage. Most wind/hail is under the same category for the homeowners portion and they should then cover the wind section, unless in the exclusions it mentions something separate.
