The Signorelli Company Releases Valley Ranch Medical District Site Plan; Now Pre-leasing for Various Components
 
On the heels of The Signorelli Company announcing the ground breaking of the Valley Ranch Medical District, the award-winning real estate firm just released the new site plan and initial programming concepts for the +/-200-acre health and wellness centered district.
 
With its convenient location off Interstate 69, the site offers high visibility and easy access to various parts of Houston and accommodates a 25-acre regional hospital with over 250 beds, a 13.7-acre medical school campus and a 21-acre medical research facility. A day surgery, pediatric clinic and approximately 28 acres devoted to medical offices are included as well.
 
Serving those working and receiving care within the district will be a number of restaurants, academic buildings, as well as various retail and hospitality opportunities.
 
"This is one of the first truly master planned developments built around healthcare and wellness blending services and synergies with retail and restaurants, and focusing on connectivity and walkability," stated Danny Signorelli, CEO of The Signorelli Company. "This creates a better experience for medical professionals and patients alike, providing the greatest opportunity for the top caregivers, systems and institutions."
 
The comprehensive medical district fills a void in this stretch of northeast Houston, allowing for a broad spectrum of caregivers to service over the half million people who live in the greater Kingwood corridor and surrounding areas.
 
The site plan also includes multi-family developments for those wanting to live close to work as well as a health and athletic club, lakes and park space.
 
The detention and drainage for the entire development is scheduled to be complete in the next 120 days with streets and utilities immediately after. @Sundaze : Agreed although as I always tell people I've seen floods in all 50 states and every territory if you live within 100 miles or 200 of Gulf you should have it.

I am curious about this, this development feels almost out of place, I also wonder if we really need this many medical districts, it feels like we have so many, but who knows?
 
I hope I'm wrong and maybe it will be a good thing .

@Solster : It's been especially weird seeing the signs for it in front of the woods. Agree in general, including hoping it'll work out. The medical school campus is a surprise. But Signorelli's certainly been doing good things for East County's growth, so we'll see.

This is Signorelli we're talking about, though...most of their press releases are actually unfunded "hopes" for an area. If they don't find the money, they don't push through...we'll see if this thing happens or not. Signorelli has really cleared a ton of trees lately, both here and in the back of the development, behind the Valley Ranch houses near the lakes.
 
At one point Signorelli announced at Outlet Shopping development at the corner of 99 and Valley Ranch Parkway, but the signs for that have all come down, so I assume they couldn't find a sufficient amount of interest investors or buyers/leasers. ( Article from 2 years ago: www.newcaney.com/msg /valley-ranch-outlet s.php?p=1234404 ). That never made a lot of sense to me, since there's still so much unleased retail space in the current Valley Ranch shopping center...

@Joe : You are so right about this... I never believe anything that Signorelli says is "coming soon" until it's actually built and the doors open.

@Joe : @Sundaze: True enough. I'm kind of anchored on the dinosaur park era nonsense tho, so compared to that, Signorelli is doing awesome.
 
Super weird experience many years ago when I lived up north. My first time at the giant auto show in Detroit, pre-2008 so there were slews of high end booths of companies trying to attract investment along with the actual car companies. And there among the slick booths from international companies was this one lady at an EMCID booth with little toy dinosaurs. I don't think that tactic worked...
